Structural Drying

Structural Drying and Dehumidification: what it covers

Quick answer

Structural drying is the stage that removes moisture from the building materials once the standing water is gone. Air movers push air across the wet surfaces, and dehumidifiers take out the moisture that the air picks up. In Franklin the work is planned around humid summers and the framing of each house, and it ends when the readings in each wet area match the dry rooms beside it.

Water that has been pulled off the floor is still inside the building. It sits in the framing, the sheathing, the subfloor and the back of the wall board, and it leaves slowly by evaporation. Structural drying is the work of making that evaporation happen quickly and without harm to the parts holding the house up. In Williamson County, where the summer air carries a great deal of moisture, the drying has to be planned for the air outside as well as the air inside.

This page describes how the drying is set up, what each reading means, and what a homeowner can expect over the days it takes. It does not promise a number of days, because each house and each material dries at its own rate.

Warning signs

Signs you need structural drying and dehumidification

Air movers and dehumidifiers draw power, so their cords are run away from standing water and out of walkways. Cavity openings are made after the power in the wall is checked, and dust from cut material is contained so that it does not spread into living space. Workers wear eye protection and a respirator for the dust.

  • A room that feels dry at the surface but smells damp and is cool to the touch
  • A baseboard or door casing that has swelled or lifted at its lower edge
  • Paint that bubbles, or a wall that feels warm and soft under pressure at the wet line
  • A subfloor that gives or squeaks in a room after the carpet has been pulled up
  • A humidity reading in the house that stays high after the windows have been opened
Our process

How our structural drying and dehumidification visit works

  1. Map the wet materials

Readings are taken across the floor, the foot of the wall, the framing and the cavity, and each one is marked on a sketch of the building. The map sets the drying zone, which is always larger than the visible wet patch.

  2. Aim the air movers at the surfaces

Air movers are placed to blow across the wet surfaces at the angle that moves the most air, so the drying runs from the wet edge toward the dry one instead of circling the room.

  3. Place the dehumidifier for the volume

A dehumidifier is sized to the volume of the room and set where its intake draws the moist air from the affected space. Doors and vents are closed so that air from the rest of the house does not dilute the work.

  4. Open the cavities the readings require

Small holes are made in the wall or the floor to let air into a cavity the room air cannot reach. Each opening is recorded and closed once the cavity reads dry.

  5. Read the progress and move the equipment

The readings are taken again each day. Equipment is moved, reduced or removed as each zone reaches its target, and the record is kept for the homeowner and the insurer.

What a moisture reading is and is not

A reading is a comparison, and it means something only against the dry material nearby.

A pin meter pushes two small probes into the material and reads its electrical resistance, which rises as the material dries. A pinless meter reads the surface without marking it. Neither gives a true percentage of water for every material, so the crew compares the wet reading with a reading taken in a dry part of the same material, such as the framing in a room that was not touched.

The readings are written down with their location, so the progress can be compared from day to day. A reading that is lower than the day before is progress; a reading that climbs again means the source has not been stopped.

How the house is kept closed during drying

Air that leaks in from the rest of the house weakens the work.

  • Keep the doors of the drying rooms closed, and close the supply and return vents in those rooms.
  • Place the dehumidifier's exhaust where it will not blow back into the same room.
  • Keep the outside doors shut except for the crew's entry and exit.
  • Remove or cover rugs and furniture that will hold moisture, and move them out of the air path.
  • Tell the crew before any room is opened or used, so the readings are not disturbed.

Why humid summers change the job

The equipment works harder when the outside air is already full of water.

A dehumidifier pulls moisture out of the air it is given. In a humid summer the air arriving at the house has more moisture to give up, so the unit runs longer and the readings fall more slowly. The crew plans for that by checking the readings more often and by setting the equipment to the room rather than to a fixed schedule.

The crew reads the room conditions each day and does not assume the pace of the drying from one week to the next.

What the homeowner will notice during the drying

The equipment is loud, warm and steady, and the house will feel different for several days.

Air movers run with a steady hum, and dehumidifiers collect water in a tank or drain it to a hose. The room being dried is warmer than the rest of the house, and the air can feel close. The household should expect a damp smell at first that fades as the readings drop.

The homeowner should not move the equipment or switch it off. A machine turned off early, or moved to a different room, can leave a zone to dry on its own, and the readings will show the setback the next morning.

When the equipment comes off

The equipment is removed when the readings match the dry rooms, and not before.

The last readings are compared with the dry rooms beside each zone. When every zone reads at that level and has held there for a day, the crew walks the house with the homeowner, shows the readings and removes the equipment. The cavity openings are closed with their reasons written in the record.

The file handed over at the end is the daily readings, the map, the photographs and the equipment log. An insurer or a builder will ask for it, and it is much easier to keep than to reconstruct.

Equipment that is set and then left alone is the most common reason a drying runs longer than the readings predicted. A dehumidifier that has filled its tank and stopped is logged as a stop, not as a finished zone. The crew checks the equipment log against the readings each morning, and a stop that went unnoticed overnight is written into the record so that the next day's readings are read with it in mind.

Options

Types and options for structural drying and dehumidification

Single-story framed house

The framing is open from the floor to the attic, so air moves well. The main effort goes into the subfloor and the bottom plates of the walls.

Two-story house with an upstairs bath

Water from an upstairs leak reaches the ceiling below and the framing above the bath. The drying runs in two zones, each with its own equipment and its own readings.

House with a crawl space or lower level

Water in a crawl space or lower level dries from below as well as from above. Air movers are set to move air under the floor, and the joists are read at several points across the span.

Williamson County

Why structural drying and dehumidification is different in Middle Tennessee

In a county where summer humidity runs high, the dehumidifier does more work in July and August than in the cooler months, so the readings are taken more often.

Houses in Williamson County with framing near grade, or over a crawl space, need the air moved under the floor as well as through the room above it.

The daily readings are the drying record. The company keeps the log and gives a copy to the homeowner at the end of the job.

FAQ

Structural Drying and Dehumidification FAQs

How many days will the drying take?

No number is promised here. The time depends on how much water reached the framing, how dense the materials are and how humid the outside air is. The daily readings show when the work is finished.

Does the drying need the walls opened?

Only where the readings show moisture in a cavity the room air cannot reach. Many losses are dried from the room with no cut at all.

Will the house smell during the drying?

A damp smell is normal while the moisture leaves, and it should fade as the readings fall. A smell that stays or gets worse after the readings have dropped should be reported to the crew, because it can mean a source was missed.

Can I stay in the house while it dries?

Usually, for the rooms that are not part of the work. The equipment is noisy and warm, and the rooms being dried are kept closed. Anyone with breathing problems should talk to the crew before the work begins.
